Agreed Grub, player retention is a big deal in modern AFL. Making sure we get access to the high end WA talent is key.

We got high end talent last year Bizkit. But we also got a player like Banfield. You need role players as well. Besides if we hold pick 11 that better than a role player. You can't just cherry pick players and say you get Judd or Sheridan. Your assumption is that the market for players is perfect (ie everyone is omnipresent on every player) its not. Players will go higher and lower than they should. One of the top 6 will be a bust.

Putting an actual building perspective on what constitutes a rebuild at a footy club, would look something like this...

Year 0 : everything looked peachy at the start of the year - bbq’s under the patio, kid’s enjoying the pool and everything seems in good working order but just fall short of making Better Homes & Garden final. (read: 2015/6)

Year 1: disaster strikes. The roof starts leaking and then triggers an electrical meltdown. The occasional knocking in the water pipes turns into full blown leaks and discovery of tree roots blocking pipes. Family starts firing up and the realisation that temporary repairs won’t cut it. Decision made to bulldoze (2016/7)

Year 2: after much careful thought, a new house plan is decided upon and sent off to Council for approval. All looking ok until they come back and say those few older constructions on the property (chook shed and rear workshop) have to go too. New building materials start arriving on site. (2017/8)

Year 3: despite a brisk start, construction hits a few hurdles mid year as the gun apprentices brought in start to tire. The foundations are now set and walls start to take shape. Just as the roof is going on a storm hits and whilst no major structural damage is sustained, calls to sack the builder reach a crescendo. Key tradies unavailable for most of the year also slows construction (2018/9).

Year 4: With ‘lock up’ approaching, attention turns to the fit out & replacing other outbuildings. Much discussion about whether a 20k x 10m brand new shed - complete with man cave - should be purchased from another supplier or whether to make do with existing materials and build something smaller. New site manager brought in and decides a highly paid but rarely available tradie with off-site issues should be moved on. Some astute bartering by the new site manager brings in better & newer materials than those already in hand. (2019/20)

Year 5: Interior decorating in full swing and with a rejuvenated & more experienced set of tradies and apprentices all pulling in the same direction - rapid progress is made. Neighbours stop complaining about the noise and mess hoping to get an invite to the housewarming. BH&G make contact and the new home makes it to the finals for house of the year. Despite no being in the radar the year before, the new digs storm home to take the chocolates. (2020/21)

So after the tough decision to bulldoze was taken and the dust and dramas of the next few years to get the shell established, the last few years were all about tweaking the fitout to maximise the key features and benefits of the new digs to bring joy to the long suffering family.

I should add that Melbourne could be satisfied with say 8 and 30 or 11 and 13 for Hogan and we keep 8. I think we are in a strong position whatever the 'negotiations' to get Lobb, Langdon and Hogan if we want him.

If what we have on the list and what we are trying to bring in doesn’t provide you with some positive feeling, go for a run,swim, bike ride or fast walk if you are able and have another look. Our list has better potential than the WC and I think more than the Bullies and Tigers in their flag years. Doesn’t mean you’ll win a GF but there’s a damn lot of talent just busting to go the next level.

Darcy absolutely off limits. Ruckmen of his talent come along rarely and we're lucky to have him on our list. Max Gawn paid tribute to him after we played Melbourne. Words to the effect that he took until he was 25 or 26 to reach the level that Darcy was operating at and he's only just turned 20. Sean is part of the foundations that we build a team around and should be untradeable.

My first instinct when I saw this trade was like yeti’s – that we look to be out of the Jesse Hogan business. I was a bit disappointed about that (disappointed about not getting Hogan, not agreeing with yeti).

But it will be interesting to see how this plays out over time, and whether this is part of a plan to attract other players over the trade period. I know people are quick to invoke the spectre of Trent Croad, but this reminds me more of the SPS/Logue deal. In that deal we traded pick 5 (and a chance at SPS) for (effectively) Logue, McCarthy and Hamling. Did that trade come off? I still have no idea. SPS has shown glimpses, Hamling has been very good for us, but whether Freo benefits from that deal will depend on how the careers of Logue and McCarthy play out over the next decade. The variance for those guys careers is huge - you could tell me that in three years those players are out of the league or fringe All Australians, and I would say there’s a chance you are right.

I’ll give Bell and Rosich some credit (as I did Bond); it takes some chutzpa to make those sorts of deals. If pick 6 becomes and gun and the flotsam from deal amounts to nothing, it can be a career and club killer. But, if you hit on two or three players in exchange for one, well you can look like a genius and set the club up.
